January 2019 Seattle Housing Market Update

Here's your look at the December housing statistics. While many major news sources have discussed the rising inventory levels we'd also like to point out that last month pending sales were up 4%, indicating a slight rise in buyers as well. This is likely a result of interest rates lowering in December, making home ownership a reality for buyers that may be sensitive to smaller changes in monthly payments. 

The housing inventory truly spiked in the back half of 2018 (over 100% higher!). Potential sellers may be wondering then, "should I wait until inventory falls back down to list my house?"

The answer is no. The majority of the existing housing inventory is not newly listed properties. It's homes that listed in September/October/November that have gone stale (and probably need pricing corrections). Homes listing today, at fair market prices, are still selling quickly. The Closing Gift of Giving

If you've bought or sold a home before you might be familiar with the concept of a closing gift. Since the dawn of time (cavemen had real estate agents, I'm sure), brokers have shown their thanks to clients with some sort of gift after closing on a home. 

It was our goal in 2018 to revamp the system and align our closing gifts with our values. Instead of wine openers or doormats, we'd set out to thank our clients by making a more lasting impact. We reached out to our loyal Facebook friends and asked "What organizations and charities do you find important?"

The results were amazing! Using the responses from our friends, families, and clients we've adopted a Closing Gift of GIVING!

Now that 2018 has come to an end, we're excited to say that we've given over $2,000 in contributions in our clients' names to wonderful organizations such as:

Mary's Place

December 2018 Seattle Housing Market Update

As holiday season picks up we tend to see a slowing in the real estate market. This year however paints a slightly different picture. Closed sales and pendings did slow down as anticipated, but inventory skyrocketed. 

With almost 100% more homes to choose from, Seattle-area buyers that are willing to shop for a home this holiday season have an advantage that they haven't had for quite some time...choice!
