We closed out an interesting February this year. Key markers of new listings and pendings showed a slight drop, but would you look at that inventory count!
An 89% increase in homes on the market means that both buyers and sellers may need to adjust expectations. For home sellers, days on market will likely be longer and with buyers having more houses to choose from, the possibility of multiple offers is less likely than it would have been last year or the year before.
But we always have exceptions to the rules and outliers! Hot, hot, hot homes are still selling quickly. Buyers are still willing to get competitive when all the pieces fit.
